We were delighted to have Immanuel Ezekiel as our main speaker at our September PIM.
Immanuel is a Multi Millionaire, Property Investor, Author & High Performance Success Coach.
Immanuel has achieved financial freedom, and owns shares in more than 250 properties worth more than £50 million with his JV partners – but he didn’t start out that way.
At the age of sixteen he left school, with only a few basic qualifications and began working on a building site.
Fed up with being poor, he decided to educate himself on learning the secrets and formulas on how to accelerate building wealth, he invested heavily in his own financial education by consuming Financial and Mindset books, listening to CDs and attending seminars, like this one. His mentors include the likes of Tony Robbins, T Harv Eker and Robert Kiyosaki.
He used these new found financial nuggets to create a successful mortgage and financial management company with more than forty employees and sales of more than £7 million a year.
Having created Financial Freedom through passive income for himself, one of his passions now is helping others escape from debt to achieve their own financial freedom.
Immanuel knows the devastating effect that debt can have on people’s health, relationships and lifestyle. So he has developed and fine-tuned a proven formula that gives people with serious debt problems the information, mindset and strategies to transform their lives faster than they could ever imagine.
In a fascinating and engaging presentation, with lots of audience participation, Immanuel shared with us his Blueprint For Success – which we all already have within us.
The topics he covered included:
- The key qualities of successful people, in all walks of life
- 80% of these are attributes and only 20% are skills
- An “out of the box” exercise, which kept everyone thinking
- The importance of working with others
- The importance of taking action and getting started
Joint Ventures
As Immanuel explained, these are the keys to building wealth – using Other People’s Money.
- You can do more deals – and grow your wealth quicker
- You don’t need vast sums of capital to start
- You don’t need to rely on banks – important in a downturn or recession
- You can use them in every area of your life, not just property – eg car sharing
Immanuel uses a clear system to attract JV partners – and it’s based on ethical marketing. At it’s heart it’s very simple. You don’t need to chase money hard, you simply share with people what you do and then allow them to approach you.
You can find potential JV investors in many places, including
- Networking and business networking events
- Golf and similar sports clubs
- Professionals groups
- Angels
- Main contractors on building sites
Most important is to find out first what your potential investor is looking for – which could be profit share, income return, equity share or a combination of these. Then you can structure a proposal they will be interested in.
It’s also very important to take professional advice and have proper documents in place. It may be expensive – but not having them is much more costly!
Finally it’s worth remembering the 6 ethical ways to influence highlighted by Robert Cialdini and working them into your approach and presentations:
- Reciprocity
- Commitment and Consistency
- Social Proof
- Authority
- Like
- Scarcity
This was a fascinating and enlightening presentation, full of nuggets for building wealth – and much appreciated by the audience.
If you missed this one, then do make sure you join us for our next PIM on 27 October 2016 at Holiday Inn, Bristol City Centre, 6-9 pm
