A Liquid Life! – The Importance Of Liquidity – Martin Godfrey

Our February PIM saw a fascinating and entertaining presentation by Martin Godfrey on the importance of liquidity in your life and your business, including your property business and investments.

Martin has been successfully investing in property in both the UK and Spain for more than 30 years – and is a succesful businessman too.

Martin is interested in helping people achieve a stress-free life, while successfully investing in property, through drawing on different areas on expertise, spreading risk and using different wealth creation systems.

Drawing on his broad property and business experience, he highlighted a number of key points, based on the concept of a Wealth Tree:

7 Pillars of Wealth Wisdom

  1. Multiple Streams of Income
  2. Systemise Your Business
  3. Understand Income and Expenditure Flows (Cashflow and P&L – profit and loss)
  4. Understand Debt and Interest Rates
  5. Take Advantage of Tax and Government Benefits
  6. Pound Cost Averaging
  7. Compounding

Exploring these themes in more detail, Martin discussed everything from financial investments and pensions (If You don’t have one, why not? Just look at the tax breaks!)) to share accounts, spread betting – from internet marketing using Clickbank, to businesses and franchise options.

Moving on to property, Martin looked at both Residential and (often overlooked) Commercial property investments, of different types.

On HMOs, he discussed the pros and cons of different areas, including London and popular cities and major towns in the South, compared with those further north. Once again the emphasis was on the importance of investing in the right place. Location is always key (yields vary across the UK) and so is timing – be aware of the student timetable if you are planning on targetting student HMOs.- and yields vary.

Martin gave several great case studies, including one 5 bed flat providing a profit of £1771 pm, after mortgage. Plus a 3 bed house originally let to a family who wanted to move on, which was then converted into a 4 bed HMO – allowing the rent to rise from 3795 to £1720 pm!

He also gave the audience some great tips for getting fast access to bank repossessions – and for reducing your tax bills!

We all learnt a huge amount from Martin’s unusual talk, putting property investment in context.

We also had a great presenttaion from Internet Power on online marketing – we’ll be writing a separate article about that.

All in all, this was a fascinating evening, with a different emphasis from the usual “pure” property investment focus.
