Reena Malra on Lease Options and More

Reena Malra

Reena Malra was the headline speaker at May’s PIM and gave an insightful and engaging presentation, which kept everyone on the edge of their seats and clamouring for more.

Reena’s approach encompasses a huge range of different and often creative strategies, designed to meet the interests of everyone involved in a deal.

Her key themes were:

1 – Why Now Is The Right time To Invest

2 – Control v Ownership

3 – Work With Vendors

Timing

Reena highlighted the boom in London which is now spreading to other parts of the country, with the south east set to outpace London. – and with surveys anticipating a 29% increase in property values in the south west over the 5 year period from 2013 to 2018. We are now moving from Credit Crunch style survival to thriving and it’s essential to adapt to changing market conditions. This is why it’s important to use different strategies.


System

Reena uses her own system, based on

  • Clarity – be clear about your vision and goals
  • Control – your patch
  • Client – focus on prospects not suspects, qualify them with proper marketing systems
  • Collaborate – with vendors and others
  • Construct – a great deal
  • Commit – to the system


Creative Profit Strategies

Reena highlighted the many options for great deals, including: Lease Options, Delayed Completion, Rent 2  Rent, Rent 2 Buy, Sandwich Options, Assisted Sale, Multi Let HMO, Refurbishment, Repossession, JV, BMV, Short Sales… the list goes on and on. Many deals incorporate more than 1 of these strategies – and although Reena is known as the Queen of Options, she uses many other strategies too. She gave some great examples as case studies, including installment contracts.

Among other trends, she highlighted the large numbers of immigrants –  and self-employed people too – with good qualifications and income, but insufficient UK records to obtain traditional mortgage finance.

Throughout, she showed how focussing on control rather than ownership enables you to build a substantial property investment business, without needing huge resources.

Everyone who was there came away inspired by her ethical creativity and discovered new ways to combine strategies. The energy in the room was buzzing, with people staying on to discuss possibilities.
